    &lt;span&gt;&#xD;
      
           Let's wait until next month to replace the water heater. Let's wait and see if the roof leak comes back. Let's wait before raising the rent — the tenant's great, why rock the boat?
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Waiting feels responsible. And sometimes it genuinely is the right call. But on a rental property, waiting is quietly one of the most expensive decisions an owner can make — because the house doesn't wait with you.

           Picture two owners with nearly identical homes and 12-year-old water heaters. The first replaces the tank proactively — a scheduled weekday job, the tenant barely inconvenienced. The second waits, and one night the tank gives out over a weekend, turning a routine replacement into cleanup and days of disruption. The Insurance Institute for Business &amp;amp; Home Safety notes water damage is among the most common and costly home claims precisely because it starts small and hides.

           A kitchen refresh or a flooring upgrade is the clearest example. Make it early and it works for you the whole time you own the home. The property markets faster and shows better, so vacancies are shorter. The tenant moves into something they're genuinely happy with, feels good about the rent they're paying for the value they're getting, and tends to stay — which means steadier, more reliable cash flow for you. The same dollar spent reluctantly at the last minute buys none of that; it just stops a problem.

           And the benefit follows you even to the exit. Early, well-timed investment is the version of spending that pays you back the most, whether you hold the property or hand it on.
